On the afternoon of April 22nd, Zhang Yanping, The City Star project director of Hangzhou Binjiang Property, won the honorary title of 2019 Model Worker of Hangzhou Jianggan District which is the highest honor that she has earned so far. The City Star located at CBD of Hangzhou Qianjiang New City is a high-end residence community equipped with standard five-star property service, which requires more care and effort of the property management staff.

Learning Drives Self-improvement

It was in May 2006 that Zhang Yanping turned to the property management industry from hospitality industry. In reward for her dependability and diligence, she was rated as the company’s Outstanding Employee of the Year. Over the years she has constantly learnt from her peers and worked very hard to improve her own business skills, and thus been promoted step by step from an ordinary sanitary supervisor to a project director now.

A Party Member Zealous for Public Welfare

Zhang Yanping is a member of Binjiang Property CPC General Branch Committee and the Party branch secretary of Binjiang Property Coast Company. She always remembers her identity as a Party member and imposes strict requirements for Party members on herself in her daily work, attempting to set herself an example to others. She was once rated the “Advanced Party Member of Co-Construction Unit” of Nanxiaobu community in 2014 Annual SPO Summit.

This year, she positively responded to the “3•5 Lei Feng Day Blood Donation” organized by the company. It was her fifth time participating in voluntary blood donation and she was the only female participant of the company. Influenced by her, all members of the Party branch consciously play a leading and exemplary role in their respective posts, providing quality services for and gaining recognition from proprietors.

Sticking to High-level Services and Establishing Good Service Image

High proprietor group level of The City Star of course requires higher standard of property services. As the project director, Zhang Yanping on the one hand enhances employee quality training and on the other hand carries out active rectification to make up deficiencies and strive for the best by reference to the appraising standards at all levels, aiming to improve the service level and quality. Honorably, The City Star won the title of “Hangzhou Residential Community of Excellent Property Management” in 2017 and “Five-Star Property Service Project of Jianggan District” in 2018.

As one of the few super high-rise residential communities with refined decoration in CBD of Qianjiang New City, The City Star has gone through numerous reception tasks. Zhang Yanping seriously seized every opportunity of communication and enthusiastically and carefully completed all reception tasks, having not only established a good service image but also earned recognition from the community and the sub-district.

Community Cultural Activities Convey Family Affection Among Neighbors

In order to strengthen communication and establish common topics among neighbors of the high-end community, Zhang Yanping investigated hobbies of the proprietor group and planned and organized various community cultural activities suitable for proprietors which effectively enhance positive communication and the neighborly relation among proprietors. Among those activities, the large community activity “My Neighbors, My Family” is the most significant event every year in which thousands of proprietors enjoy and share the joys of golden autumn together. While proprietors are performing on the stage, all divisions of the community property management exert the teamwork and coordination to the full off the stage to ensure smooth operation of the activity. Over the past few years, the overall satisfaction rate of proprietors has been above 98% and the property management fee collection rate has reached 100% in both 2017 and 2018.

Chengxing Community under The City Star is an international demonstration community of Hangzhou whose service center always actively carries out various foreign services. The community has special international stewards designed to provide individualized services for foreign residents. For example, foreign residents will be invited to participate in traditional Chinese cultural activities such as Lantern Festival, Dragon Boat Festival and Mid-Autumn Festival to make them feel the warmth of home in an alien land.

Rising to the Challenge, Property Service Harmonizes the Community Atmosphere

Since The City Star is a super high-rise project, improving the firefighting awareness of proprietors, publicizing the danger of throwing from a height and advocating civilized dog-raising are the most difficult things in property services. Rising to such challenge, Zhang Yanping leads her team to harmonize the community atmosphere through humanized persuasion and public discussions.

As for the firefighting knowledge publicity, the service center has for several times organized proprietor training on correct use of electrical appliances and fire extinguishers, escape from a high-rise fire, and fire reporting. There was once a fire alarm due to a short circuit as a result of a foreign resident’s improper use of the socket, and the international steward instantly explained the firefighting knowledge to them to reinforce their awareness. Apart from one-to-one persuasion, Zhang Yanping’s team also take the advantage of we-medias such as WeChat moments and WeChat groups to make proprietors aware of the significance of self-conscious civilization through public discussion, so as to let proprietors of The City Star take the initiative to cherish and protect the community image gradually formed in everyone’s mind.

Garbage classification is a public welfare undertaking good for the country and the people, as well as one of the key emphases of government work. Zhang Yanping knows the significance of this work very well and understands that long-term effective implementation of this work shall be started from the source of garbage production. Therefore, she organizes active publicity to proprietors including distributing brochures, explaining proper method of garbage dumping, looping public service announcements on the TV in the lobby, and carrying out theme activities of garbage classification.

Meanwhile, garbage classification instructors are arranged to rate kitchen wastes of each household and supervise classification quality. With the implementation of these measures, proprietors’ environment protection awareness concerning garbage classification as well as the classification quality are both improving. Zhang Yanping’s work is acknowledged by departments concerned, and the community was rated as the “Hangzhou Demonstration Community of Garbage Classification” in 2017 and the “Zhejiang Demonstration Community of Garbage Classification”.

Indifferent to Fame and Fortune but Concentrated on Every Single Thing

Zhang Yanping treats her duties seriously and conscientiously, devoting herself to work. Like all property management personnel, she goes out very early not returning until late at night and can barely accompany and have meals with her family except for weekends. Instead of her family, it is certainly the staff on duty whom she is with on the New Year’s Eve.

As a female worker, her dedication to work and her diligence earn not only support and cooperation of all staffs of The City Star but also the recognition of the masses of proprietors and the government as well. Under her leadership and administration, The City Star was a community of zero crime in Jianggan District for three consecutive years from 2015-2017 and won the “Golden Steward Prize on Property

Management of the Year” of Sijiqing Subdistrict in both 2016 and 2017. Additionally, she was personally rated as the first “Best Property Manager” of Jianggan District in 2018.

“Keep concentrated on every single thing!” These simple and plain words are the most frequent words of Zhang Yanping. She is no other than a simple, tranquil, and down-to-earth property manager.
