In 2021, the “Improve Service Quality, Build Better Home” theme practice organized by Hangzhou Property Management Association offers the property management industry new opportunities to learn and practice how to satisfy proprietors’ expectation, how to fit into the primary-level social governance system, and how to improve property management level.
In 2021, following the call of the Association, Binjiang Property has showed its power, its love, and its responsibility in various aspects including normal epidemic control, typhoon In-Fa resistance, garden greening, engineering safety, community culture, and convenient service.
Normal Epidemic Control
Binjiang Property has fully strengthened the normal epidemic control work since the end of July. Gate sentries of residential quarters and buildings tighten the health code checking and temperature measuring for outsiders; cleaning workers regularly disinfect frequently-used public areas such as elevators, unit building accesses, E-mail boxes, underground garages, and children playgrounds as per standards; and stewards actively publicize epidemic control knowledge to improve the self-protection awareness of proprietors.
To tighten up epidemic control, the property management staff of New City Time Square set up a takeout pickup point at 1F hall of each building and disinfected elevators four times a day. Beijing Bank Hangzhou Branch and Hangzhou Xinjun Building also refined and strictly followed the epidemic control requirements.
To keep gates of residential quarters and buildings under control and keep regular disinfection are the major task of Binjiang Property to practice normal epidemic control precisely.
Never Retreat Until In-Fa Disappears
This summer, as typhoon was approaching Zhejiang, service centers of Binjiang Property, taking no chance on the weather, made advance preparations for flood control, typhoon resistance, and flood control material guarantee in order to eliminate potential safety hazards in the bud and take quick protection measures in case of any danger. Again and again, Binjiang Property staff braved the elements and cleaned gutters and drains, lifted up trees knocked down by wind, and did all they can to protect residential quarters and underground garages.
At Shangyu Long Shan Guan Di, the water of the peripheral river suddenly made a breach and flowed to the ramp of the basement of Building 38 on July 26th. Over 100 persons including property management staff, personnel from real estate company and subdistrict community, and proprietors soon gathered and built a 2.1m tall sandbag wall. The battle against typhoon lasted for 15 hours and ended in the victory of human.
Property management staff committed to going to all lengths to combat typhoon In-Fa and not retreating unless In-Fa disappears.
Landscape Architect’s Love and Persistence
Guo Changliang is a landscape architect of Binjiang Property. From The One to various buildings of Binjiang Property, he shares and spreads his experience and knowledge about garden greening which he deeply loves and has been persistent in. So far in 2021, he has provided on-the-spot guidance for 176 times and shared his experience with 31 residentials and buildings, during which time he repeatedly emphasized the importance of gardening skills such as standard stubble height of lawns, turfing, detail handling, and watering of new lawns, and maintenance of tropical plants.
The guidance is offered both offline and online. Every month, Guo will share with property management staff online about plant diseases and insect pest that may happen in the month and some corresponding preventive drugs and provide special gardening training twice offline.
Guo Changliang is devoted to spread of the aesthetics of gardening and greening and to creation of pleasant garden landscape for proprietors. In return, his efforts and intentions win him recognition and respect of frontline property management staff of all projects.
Safety Inspection to Prevent Worst-case Scenario
To ensure the safe operation of various facilities and equipment of residential quarters and buildings, the Engineering Technology Department carried out a one-month (May 26th, 2021 – June 26th, 2021) safety inspection at 111 projects in Hangzhou, Jiaxing, Huzhou, Shaoxing, Yiwu, Jinhua, Quzhou, Taizhou, Ningbo, and Shanghai, covering six required items, which are fire-fighting facilities, elevators, heavy-current installations, water supply and drainage, civil works, and intelligent devices.
Safety inspection is a necessary work to ensure the normal operation of residential quarters and buildings and an important precondition for construction of a better home for proprietors. All projects were urged to immediately rectify all problems found in the inspection. In addition, the Engineering Technology Department sorted out frequently found problems to draw projects’ attention and help them find a quick solution.
For these projects, a safety inspection is a captious test but also a chance to improve and perfect the safety of various facilities and equipment.
Community Culture and Convenient Service – Craftsmanship in Life
While community culture nourishes the spirit of proprietors, convenient services facilitate the daily life of proprietors. In 2021, without slacking off on normal epidemic control, Binjiang Property persevered in carrying out community cultural activities and offering convenient services to help proprietors have a fuller and happier life.
